Hyderabad Buyers Shift From Duplex to Simplex Homes

A new trend is catching on in the real estate market: the simplex home.

Unlike duplex and triplex houses, a simplex is built entirely on a single floor. There are no upper levels and no need to climb stairs. The entire home – bedrooms, living room and kitchen is designed on one level.

The concept itself is not new, but it is now being repackaged with modern design, gated-community living and premium amenities.

Simplex homes are becoming increasingly popular because of their convenience. They are particularly suitable for families with young children, senior citizens and people who prefer to avoid stairs. Maintenance is also easier compared with large duplex or triplex villas.

Another major advantage is cost. Since these homes are generally built on smaller plots and involve less construction, buyers can enjoy the feel of an independent villa at a relatively lower price.

This trend is becoming clearly visible in Hyderabad’s suburban real estate market, especially in gated villa communities.

Areas such as Isnapur, Patancheru, Kollur, Keesara and the ECIL belt are seeing more simplex villa projects. IT professionals and retired employees are among those showing interest, particularly buyers looking for a peaceful and independent lifestyle outside the crowded city.

Developers are also responding to this demand. Some gated-community projects are now allocating separate sections for simplex villas alongside traditional duplex homes.

For many buyers, apartments may feel too cramped, while duplex villas can be expensive and harder to maintain. Simplex homes are emerging as a practical middle ground.

There is also a clear difference between a regular independent house and a simplex villa in a gated community.

Independent houses can be built in any style, but gated simplex projects usually follow a uniform modern design. They also offer added security, CCTV surveillance, clubhouses, swimming pools, gyms and other shared amenities; facilities that are usually not available with standalone homes.

Villa prices in Hyderabad can range from around Rs 6 crore to Rs 10 crore in several premium locations. Simplex villas, however, can be built on smaller plots of around 200 square yards, making the luxury-villa experience more accessible to a wider group of buyers.

The biggest attraction is ownership. Buyers get the land as well as an independent home, along with the benefits of a gated community.

For this reason, simplex homes are quickly emerging as a strong new trend in Hyderabad’s suburban real estate market.
